You may have recently received a “very official” letter from “Local Records Office” on Larimer Street in Denver. This letter is a scam and is an attempt to get property owners to pay $89 for a copy of their deed. Copies of deeds can be obtained for 25 cents per page from the Gunnison County Clerk and Recorders’ office. Most deeds are just one page. Once you purchase a piece of property, the closing agent (usually a title company) will immediately record the deed at the Clerk and Recorder’s office. The original deed will be given a bar code and filing number, then returned to the real estate agent. Your agent will then send the original deed to you. If a property owner ever wants a copy of their deed, they are easily obtained at the local Clerk and Recorder’s office.
